Phase I, II and III ESA

GeoTrans, Inc. has extensive experience performing Phase I and II Environmental Site Assessments (ESAs), and Phase III property cleanups for a variety of industries. ESAs are routinely conducted to support pre-development property transactions, developed property transfers, site closures, and telecommunications tower sitings.

Over the past 15 years, GeoTrans staff have performed thousands of Phase I ESAs for private developers, lending institutions, school districts, and telecommunications firms. Phase Is are performed using the ASTM Standard (E1527) to assess whether a property may be impacted by hazardous materials as a result of historical or on-going site activities, or as a result of a hazardous materials release off-site that has migrated to the property. GeoTrans often performs Phase I ESAs working under accelerated property acquisition schedules.

GeoTrans staff routinely perform related follow-up tasks such as Phase II soil and groundwater assessments, and asbestos or lead-based paint surveys. Findings from these efforts sometime require rapid cleanup strategies, which may include fast-track soil remediation, or building material abatement. GeoTrans helps our clients with agency negotiations, procurement of "Comfort Letters," and lender/insurance company negotiation support. Human health risk assessments are sometimes performed to permit our clients to secure lending and insurance, allowing site development/re-development to occur.
